Green or sustainable buildings are constructed through the use of healthier and more resource-efficient models of construction, renovation, operation, maintenance and demolition. Research and experience increasingly demonstrate that when buildings are designed, constructed and operated with their lifetime impacts in mind, it can ensure significant environmental, economic and social benefits.

The mechanical installations on a building can account for up to 70% of the building’s energy consumption. For this reason, designing an energy-efficient system that exceeds the latest energy codes can dramatically reduce the energy use within a building. With energy and utility costs at an all-time high, it’s vital to have systems that are designed to be both environmentally sound and cost efficient.

Depending on what type of system is currently installed in a facility, SCE can redesign or upgrade that system, in accordance with your budget. The firm has the ability to design and manage all of the proposed replacements and upgrades with little or no interruption to a business operation. For new construction, the cornerstone of efficiency starts with the type of system designed. It is influenced by equipment selection and a control system that optimizes the operation to keep energy bills low. Regular and preventative maintenance ensures that the original efficiencies are retained for many years. SCE’s engineers are highly skilled and trained to give an accurate assessment of a system’s performance efficiency, or to design from conception in order to meet a Clients specific energy requirements.

OMAKE HOUSE

The offices of SCE, Omake House located at 156 Jan Jonker Road Windhoek, in 2017 was awarded a prestigious 6 star rating compliant to the “Green Star SA - Existing Building v1 rating tool”. The building furthermore achieved a “Net Positive Energy” usage score for existing buildings which is a first for Southern Africa. Omake House in addition was declared the overall winner for the highest rated building for the period 2016 - 2017 by the GBCSA at their 2017 Convention.

With its integrated solar power plant (50 kWp production) installed on the roof of Omake House, SCE has achieved an annual net positive energy use, thus exporting more energy than consumed. The installed system allows an average yearly net export of 6500kWh back into the City of Windhoek electricity grid.

Other features within the building include:
• LED downlights and energy efficient fluorescent light fittings to reduce energy consumption.
• 100% of gross lettable area has access to daylight and external views
• Green lease agreement between the owners and tenant (SCE)
• Building management policy and documentation as stipulated by the GBCSA
• Energy efficient air-conditioning system with individual air-conditioning controls
• Building monitoring system, monitoring water consumption, energy consumption, renewable energy production and waste generation.
• Meeting and discussion rooms to provide a productive work environment.
• SCE in July 2015 became a Silver Founding Member of the Green Building Council of Namibia.
• SCE is furthermore actively involved with the Green Building Council of Namibia’s committee assisting the GBCNA to organize conferences and events to promote sustainable development.
• SCE has 11 registered Accredited Professionals with the GBCSA (Green Building Council South Africa) across all three fields of Green Building Accreditation.
